California Claims One-Third of the 20 Fastest-Growing U.S. Luxury Housing Markets



FOUR BAY AREA COUNTIES SEE LUXURY HOME PRICES RISE BY MORE THAN 10 PERCENT
Demand for luxury homes remained strong nationwide this summer, with California counties accounting for a substantial portion of the markets where prices are growing the most.

California’s August Job Gains Are Another Win





  • August was another solid month for job additions in California, with employers creating 44,800 positions. In addition, California’s unemployment rate remained at 4.2 percent, maintaining a historic low for the fifth consecutive month, according to the latest numbers from the state Employment Development Department.
  • The August increase was more than two-and-a-half times the gain seen over the last two years, confirming 2018’s strong labor market. In the last year, California has added a total of 348,900 jobs.
  • In August, eight sectors added jobs, led by an 18,800 increase in the educational and health services sector, followed by a 7,700 gain in professional and business services and a 6,100 increase in government jobs. The construction industry rebounded from last month’s losses, creating 5,200 jobs. The manufacturing and mining and logging sectors reported declines.
  • Over the past year, nine of California’s 11 major industries have added jobs. The top three gaining industries were educational and health services, with about one-fifth of total jobs added, followed by professional and business services and leisure and hospitality. In total, those three sectors created about 60 percent of all jobs. While the mining industry is back in positive territory on an annual basis, the largest losses were in other services, down by 1,100 jobs from last year.

While the Bay Area struggles to meet its housing needs, many cities are tapping into one of the region’s best amenities to add more housing: its massive bayfront. Cities have partnered with developers to redevelop underused waterfront into thriving mixed-use communities that could add thousands of much-needed housing units. Many of the projects also will add additional ferry terminals and result in a different kind of transit-oriented community.

Route for Caltrain Extension to Transbay Terminal






City decides route for Caltrain extension to Transbay Terminal. Path plan called “a 100-year decision,” compared to BART and Golden Gate Bridge at hearing.


The San Francisco County Transit Authority [SFCTA]—a body composed of members of the Board of Supervisors and separate from SFMTA—decided on a $6.1 billion plan to connect Caltrain to the new Transbay Transit Terminal via a tunnel underneath Pennsylvania Avenue. The unanimous SFCTA vote capped off months of planning and speculation on a proposal that stretches back more than a decade. 


The city had considered three potential paths for the rail extension, but Tuesday’s Planning Department presentation to SFCTA favored the Pennsylvania option. Read more on the @bethanywpatten

The Big Cost of Small Dwelling





Secondary units face many hurdles, but new companies are trying to change that. California politicians and housing advocates have long trumpeted adding accessory dwelling units (ADUs) as a key strategy that could put a dent in the state’s housing shortage by spurring the construction of hundreds of thousands of affordable new homes. They point to cities like Vancouver, where more than a third of single-family homes have secondary units.


The Bay Area Council, a policy and advocacy group funded by businesses, estimates that the region could add 400,000 ADUs if a quarter of Bay Area homeowners built them.


During the past two years, the California State Legislature passed a handful of laws to expand and streamline city approvals of ADUs, which are separate homes attached or detached from a single-family home. They are more commonly known as in-law units, granny flats and backyard cottages.

What Do Americans Want in Their Ideal Home?



  • More than half of all Americans would prefer to buy a new home.
  • Waterfront homes are the most popular with buyers, while properties near golf courses are the least.
  • Nearly 80 percent of Americans say that their ideal home includes central air conditioning.


While a home’s perfect location, size, and amenities are unique to each buyer’s personal situation and budget, about half of respondents to a recent survey agree on a few key points.


That’s according to a poll conducted by Porch.com, which asked both Americans and Europeans to describe their perfect home. About 54 percent of both nationalities state a preference for a new home, and 51 percent think a suburban property is ideal.


Roughly half of Americans and Europeans believe that a waterfront location is perfect for a home, followed by about one-third who want a view of the coast, a city, or hills. The least-popular location is near a golf course, cited by less than 4 percent of both Americans and Europeans. That latter trend should come as little surprise, considering that golf is losing popularity with millennials and other younger Americans. Read more on the @bethanywpatten

Rising Housing Costs Hit the Bay Area’s Most-Affordable Communities


  • Inventory continued to improve, up by 5 percent from August 2017 after 16 consecutive months of year-over-year declines.
  • The Bay Area’s median home price rose by 12 percent on an annual basis. Santa Clara County continued to post nearly double that rate of appreciation, with prices up by 21 percent year over year.
  • Affordability concerns are impacting budget-constrained buyers, especially in Sonoma County.


Figure 4 breaks down inventory changes by ZIP code, with red and orange indicating declines and yellow and green indicating increases from last August. For example, green areas suggest an increase between 26 and 77 units compared with last August. Thus, although Sonoma County posted an overall increase in inventory, much of the gain was in the northern part of the county, while Sonoma Valley continued to see large supply declines. Areas with larger increases in inventory — more than 50 units per ZIP code — include communities around south San Jose, Saratoga, Milpitas, Fremont, parts of Oakland, Danville, Livermore, and Dublin. In Sonoma County, most of the increase was in Santa Rosa, which was largely impacted by last fall’s wildfires.

Nevertheless, despite slower sales activity and more inventory, home prices continued to increase. In August, the Bay Area’s median prices rose by 12 percent year over year, consistent with the previous month’s increase. Read more on the @bethanywpatten

The median sales price rose year over year in August in every Northern California region in which Pacific Union operates, ranging from less than 1 percent in Marin County to more than 15 percent in Silicon Valley. Single-family home prices in Napa County reached a one-year high, climbing to $745,000.

The median sales price for a single-family home in San Francisco ended August at $1,575,000, the lowest since January but still up by more than 14 percent year over year. Sellers received an average of 110.1 percent of original price, almost exactly the same as they did in August 2017.

San Francisco - Condominiums



There were just more than 550 San Francisco condominiums for sale in August, an annual decline of about 18 percent. The median sales price was $1,275,000, up on both a monthly and yearly basis.

August 2018 U.S. Jobs Report









Strong August U.S. Jobs Growth Suggests That Higher Interest Rates Are Coming


  • Today’s national employment report from the U.S. Bureau of Labor Statistics offers continued support for strong economic growth, with an increase of 201,000 jobs in August.
  • Over the last 12 months, the U.S. economy has added 2.33 million jobs. After downward revisions of June and July data, job gains have averaged 185,000 per month over the last three months. The current economic cycle is the longest continuous expansion on record, with 95 straight months of job additions.
  • The national unemployment rate remained at 3.9 percent. The alternative measure of examining the number of people working part-time for economic reasons (in other words, those who would prefer full-time employment) decreased further to 7.4 percent, the lowest level since April 2001.
  • Another of the report’s positive points was a pickup in wage growth, which is up by 2.9 percent over the year. The growth rate has been slow and in August reached the highest level since the middle of 2009, with a 77-cent increase in average hourly earnings for all employees.
  • Job additions were generally positive across most sectors, with manufacturing employment falling by 3,000 jobs after 12 months of continuous gains. The largest gains remain in the professional and business services sector, with 53,000 jobs added in August and more than 500,000 positions created over the year.

California Has Largest Public School Real Estate Premiums in U.S.






Many children in the U.S. head back to school this week, and it’s likely their parents paid a premium if their drop-off is only a few short blocks away.


It costs millions of dollars to live within walking distance of some of America’s most well-rated public schools, according to data from realtor.com, which ranked the most expensive neighborhoods within steps of a highly-rated public school. To come up with the list, they looked at home prices within a mile radius of most public primary and secondary schools across the United States to find out which have the priciest environs, and then narrowed the list down to schools scoring eight or higher on GreatSchools.org.


Coastal cities and their suburbs dominated the list, with America’s most expensive prime public school areas dotting California—from the mansion-speckled towns around Silicon Valley to the affluent school district of Rancho Santa Fe, outside of San Diego. Read more on the @bethanywpatten

Most New California Homes Have Smart Features



SIXTY PERCENT OF HOMEBUYERS WILL PAY EXTRA FOR SMART AMENITIES
Anyone buying a newly constructed home in the Golden State is likely to get the latest technologies as part of the deal, which could be good news should they ever decide to sell.

Research from John Burns Real Estate Consulting found that 60 percent of U.S. homebuyers will pay extra for a home that has smart features. Three-quarters of buyers are willing to pay more for a wireless security system, 60 percent for a smart phone-controlled thermostat, and 54 percent for automated lighting.

As one of the nation’s premier technology hubs, California is near the front of the pack when it comes to smart-home technology adoption.
